There comes a time in the history of your home when you reach this dilemma and there is a need for you to decide: do you sell or do you renovate?
This question is faced by any homeowner at some point, especially for those who are really committed to improving the quality of their lives through the home that they live in. Here are some critical questions to ask yourself as a homeowner if you are mulling over selling the home and buying another one or renovating the home further:
1. What will your life be like in the next three months, six months, and a year?
It’s easy to decide when you know exactly what happens on a day to day basis but when you look at your life in a long term kind of basis, it gives you a clear picture as to how your home will play a role in your decision-making.
For example, are new family members coming in to live with you with special needs such as being differently abled or being senior citizens with mobility challenges? This will surely merit a renovation on your end to be able to accommodate their requirements. Do you have plans of being out of the country most months of the coming year? Then maybe a renovation would be completely unnecessary compared to simply selling the home and opting for a smaller home, a place where you can leave your belongings securely as you travel the world (i.e. high rise condominium unit).
In the end, ask yourself this: how much of your life is tied with the house?
2. Do you plan to make money out of your own home?
If you plan to have the house rented or leased, consider doing major renovations, including pest control. This is the least you can do for your tenants who will pay good money for the space and also, will help you get clients in the first place. But if you decide to simply have it listed on Airbnb, simple renovations will suffice.
But if you are in need of a major financial windfall to purchase something major or simply finance something else, sell the house. There are several schools of thought when it comes to selling your place but anytime is as good to do so as you also will never know when calamity strikes and the worst thing that could happen is your home going under or experiencing lesser value due to your delay in selling.
3. Are there structural problems?
If there are structural problems such as leaking roofs or presence of pests, renovating will resolve this. If for example, you have only outgrown the design (something most homeowners think as a structural problem) then updating the look with renovation can do the trick.
But if the problem is already something major that would merit total demolition or something that would entail so much budget for you to fix it, then it’s time to sell the home to real estate investors or house flipping companies.
